Investing?
I have been doing some research, reading books and have as of recently been trying to talk to a couple of professionals in that area. I have set up a six month plan for myself for getting my finances in order, acquiring lending sources and my first property. However, the six month (the month I would sell the property) is December. While I would have an agent to sell the house, I don't think it would be a good idea for my first time to be in Dec. b/c of the holiday season. Can others out there please give me your advice and tell me if you think I should just wait until later months..

- I once bought a house and moved in Dec. There is not a lot on the market then so you may get some bites. The market is up and down all the time
- I've heard real estate agents make all sorts of statements regarding when to buy/sell houses or property. An agent will tell you things that will make you think that you are price vulnerable when in fact they are lowering your expectations on your selling price so they can make the sale (and get their commision). Remember, real estate agents are not your agents in the narrow definition of the term because they in fact have conflicting interests. I will agree that markets do change in different times of the year, but as the saying goes, location is always key. You may also want to consider the overal market in your area. In a downward real estate market (which is most of the US), by waiting to sell, you are potentially losing value as well. Do your own research on the neighborhood by going to zillow.com (I have no affiliation) to see a general idea of the value of your house and don't let people (especially real estate agents) pressure you into a panic sell. After you have bought and sold enough, you will see how this really works. Good luck.
- Despite what some might tell you, when you have an exclusive agreement (buying or listing) with a REALTOR, that agent is bound by law and a code of ethics to work in your best interest. Just because some have had negative experiences with a few agents, you can not project that generalization on all of those professionals (just like there are unscrupulous doctors, lawyers, and teachers out there). Listing the home is December is a good idea. For one, folks are out looking in December. Since it takes at least 30+ days for escrow to close, many folks go to contract in December, but don't move in until January or later. Some folks just don't like physically moving during the Holidays. If you have a good REALTOR, it is their duty to get you top dollar as quickly as possible. Those out there who do not promote their clients' best interest just to make a commission check will likely be in a different profession soon. Hopefully you already have a trustworthy agent working for you!
